The place is well maintained and cleaned. Waiters and waitresses have superb customer service. They're understaffed in the kitchen. I came in at 1030am and took me 15 minutes to get seated. There was another table next to me who didnt get their food and it was well over an hour. They left as their food was coming out. If you come eat by yourself like I did you get seated quickly and I got my food within the 20 minutes I sat down.

Busy but efficient. Employees were very friendly and engaging, even if they weren't a server or you were even seated in their section. The manager was involved, interacting, and acknowledging customers. A busy Saturday morning, in a college town this team was truly a team! You could see it. It was definitely nice to see a restaurant really do a "full experience bounce back" post Covid... At least for this particular Saturday it was. With chain restaurants there is a level of predictability in terms of food taste, preparation. Service for me usually is the make or break of any dining out experience. Regardless of the establishment. Food was cooked very well, service was excellent. A true 5 star IHOP experience.

Service and food was horrible. Waitress completely messed up our order even after specifically explaing and clarify before she proceed to have our food prepared. We were a table of three with very basic orders but literally waited for approximately 45 minutes before receiving our order. Customers who were seated before us (with a bigger party) received their foods before we did, ate, paid and left. When we finally received our food, the quality and taste was definitely not worth the wait. Not to mention, they cleaned the tables but blindly neglected to sweep under the tables that were filled with food and trash.
