The apartment complex is very nice, you get what you pay for but the prices have jumped $700 from last year when I signed. Absolutely insane. The pro's 1. Maintenance is great, quick, and communicative. 2. The walls are solid. Can't hear anything to the side, above, or below. 3. The gym and pool are nice when working. The con's 1. Doors to certain buildings have been broken for months. 2. Package delivery is annoying. The carriers don't know/cant deliver packages or leave them out in the open. Over half of my packages/mail have been returned to sender. - only USPS though 3. The apartment corridors are terrible and every time someone opens their apartment you can hear your door getting pulled shut due to the positive pressure. Very annoying.

This place is very nice. However some of the staff is very rude, and now all of a sudden the hot tub / pool is completely drained and chairs all thrown into the pool. Half the reason to pay the rent you pay here is because it is one of the few places with an all year round pool / hot tub. Now apparently because of some damage to the outer gate because of the wind, the entire hot tub / pool is just drained. This is the perfect time to use the hot tub after skiing etc…. Maintenance has seen these chairs for the past week just got either blown over by the wind or pushed into the empty pool. Either way maybe move the chairs so they do not get damaged? Are they planning on replacing all the pool chairs? At least get the chairs out of the empty pool… who’s idea was that? Please at least get on top of the pool / hot tub situation ASAP or I won’t be renewing my lease

A beautiful complex with good amenities, pool, hot tub, community room, outdoor grills and more. Close to so very much. Groceries, target, 29th street mall, restaurants, walking path and more. And it's pretty quiet here. Inside my apartment I have plenty of sunlight and space. I love it here and would definitely recommend Griffis 3100 Pearl. I will be renewing when the time comes.

I am very disappointed at how slow the maintenance staff is responding to a simple “break in the fencing” in order to get the hot tub back up and running. How long is it going to take to contact this vendor, it’s been almost a month? Are we going to get some money back this month on rent for not having a hot tub for the past 3 + weeks? Please fix the hot tub we already pay enough rent, it isn’t fair.

Stay far, far away! Over priced and amenities are over promised. Trash sits in the hallways for days despite paying for daily pickup. Hot tub is often broken and pool and hot tub are filthy - maintenance never cleans it, only residents. Numerous occasions where folks jump the fence to utilize amenities. Numerous accounts of stolen packages, theft in cars and complex does absolutely nothing about it. For $2k plus a month, you should look elsewhere or feel free to be violated! Oh to top it off, here is an email sent directly from Griffis "In addition, we have been notified that there have been trespassers and hypodermic needles found in our pool area"

Griffis is actually pretty awesome if you can afford it(It's very clean as well,top notch cleanliness. Cleaners come very often. Maintenance is VERY quick to fix issues as well ). I will admit Griffis is probably starting to get a little expensive now, and I am not sure if I will renew my lease or not as there's just a lot more to be had in Boulder for what I pay here. That said, they are competitively priced with pretty much any other 'lux' apartment building around central boulder. It has a ton of amazing amenities, and the building itself is quite secure. A lot of these reviews are complaining about things that never happened when they have claimed they did(especially the car theft in our garage - i can assure you'd have to get incredibly lucky to sneak in through it). A lot of people also are complaining about noise when I haven't practically heard a peep from my surrounding neighbors. The walls are well constructed enough to prevent the 'neighbor noise'. and yes, you may hear a footstep or something here and there but that's any apartment, realistically. Everyone complaining about not getting better help should have maybe just read the resident guide; or learn how to use your FOB correctly to access things, its not hard lol. Also i just want to specifically point out that Ashley has been an awesome leasing agent of Griffis and is always very helpful/responsive with anything I need.
