I've just recently moved to Leva on Market and would absolutely recommend these apartments to anyone who's interested in living in the Ballard neighborhood. All staff and management have been extremely friendly and will go out of their way to say hi, which has left me with such a great impression! Management has been attentive to our needs and have also reached out to us several times just to make sure that we've made a smooth transition in our move. When you include all the nearby restaurants & farmer's market on the weekends, I'm so happy I made the choice to move to this property!!!

I lived at Leva for 2 years during the pandemic before deciding to move out of the city. I really enjoyed and appreciated my time at Leva. The office and maintenance staff are incredibly friendly, professional and helpful. I am really grateful for my experience with them. The buildings are well maintained, secure and up to date. For the most part neighbors are friendly and respectful of others and the property. The location is convenient to the hub of Ballard with everything you need in walking distance. I am happy with my time at Leva and would definitely recommend it.

Pros: Location, very friendly staff. Cons: Old building, surprises with fees when you move out (deposit does not cover fees), don’t bother cleaning the apt when you leave, they charge you anyway. Recommendation: Lease but be prepared to pay when you move out on top of the deposit.

They will charge you painting fee no matter what and refuse to give a reason. My lawyer has told me that fee is illegit but it's too late to argue with their manager who is only available 1 or 2 days a week. Prepare yourself a lawyer before moving in or be ready to pay unreasonable bills because they will simply put your bill to collections company if you question it. Also, the apartment is next to fire station. Consider it if you like sirens every now and then.

So far, I really love living here. The staff is super friendly, helpful, and communicative. I appreciate the community events they put on, and the other residents here are so nice. I was worried at first about parking in the garage, since I had problems at my previous apartment building, but it's very secure and I feel safe parking there. I love living in the heart of Ballard and still having space, amenities, and some peace & quiet in the courtyard & rooftop.

Pros: Open layout, nice rooftop. Cons: everything else, including poor elevator maintenance (making the elevators down at least once a month), right next to a fire department, TONS of street noise from homeless, cars, people yelling, etc. RENTER BEWARE: management kept our security deposit and tried to charge us multiple nonsense fees such as "$100 painting fee, $40 blinds cleaning fee, $60 carpet cleaning fee, and $181 professional cleaning fee. After keeping our $500 deposit, they tried to charge us an extra $250. While we communicated that we cleaned the apartment ourselves, they told us that "we had no option to clean the apartment ourselves and were required to hire a professional cleaning service." Our lease said nothing about us being required to hire a professional cleaning service. When I asked for an invoice for the cleaning services conducted, the manager omitted the blinds cleaning fee because "the company did not provide them with invoices." Interesting that a professional company would not provide invoices for its services. Since you are going to be charged a "Standard Cleaning Fee" regardless of whether you clean the apartment itself, do not waste your time in cleaning the apartment upon move out. Keep in mind that they will try to charge a bunch of unreasonable fees upon move-out.
